Bridging
Short-term capital. First charge. Clear exit.
From 12% p.a. · Typically 50–70% LTV · No income proof required — for owners waiting on bank drawdown, completion, or a planned refinance/sale.
Who it’s for
When the bank is coming — but the clock is now.
Bridging fits owners and investors who need funds for a defined window: renovation before bank refinance, business cash squeeze with a titled asset available, or a sale that will complete after a short hold. If the clock is a fixed SPA completion date with forfeiture risk, see SPA deadline financing.
The facility is structured on a first legal charge. If a bank charge already sits on the title, that senior debt must be redeemed or refinanced as part of the sequence — we do not structure second-charge bridges on this desk.
