SPA deadline
Balance due. Bank late. Don’t forfeit the deposit.
From 12% p.a. · Typically 50–70% LTV · No income proof required — a short first-charge facility sized to SPA completion when bank drawdown will not beat the deadline.
Who it’s for
When the SPA clock is real and the bank is still packaging.
Malaysian buyers hit a hard wall: balance of purchase price due on a fixed SPA date, deposit at risk of forfeiture, and the housing loan still stuck in valuation, CCRIS, or LO conditions. Rahman Capital screens whether a first-charge bridge can fund completion — then exit into the bank (or sale) once drawdown lands.
This is not a long-term mortgage. It is a short-tenor facility against titled (or soon-to-be-titled) property, with LTV set from assessed value — typically 50–70% — not from the SPA price alone.
Indicative terms
- From 12% p.a. (indicative)
- Typically 50–70% LTV of assessed market value
- First charge on the acquired / charged property
- Exit via bank takeout, refinance, or cash settlement after completion
- No income documents required — asset and SPA clock drive the file
Related: broader bridging finance when the clock is not SPA-driven.
Fits when
- SPA completion date is fixed and near
- Bank LO is in progress or approved but drawdown lags
- Deposit / equity already paid; shortfall is balance of purchase
- Title can support a first charge at or after transfer
Doesn’t fit when
- No SPA, no dated completion, vague “might buy”
- You need 100% of SPA with zero equity
- Vendor / caveats block clean charge registration
- Unsecured top-up with no property security
Illustrative example
SPA RM 1.2m; 10% deposit paid; balance RM 1.08m due in 4 weeks. Bank LO approved but disbursement estimated after the SPA date. Assessed value RM 1.25m at 60% LTV → indicative facility up to RM 750k toward the balance — remaining shortfall is still buyer equity. Figures are illustrative only.
