How it works
From WhatsApp to first charge to drawdown.
A straight sequence. Indicative terms stay consistent: from 12% p.a., typically 50–70% LTV, first legal charge — property-backed, no income proof or income documents required. Underwriting order: methodology.
Process
Eight steps. No mystery.
WhatsApp with property, amount, and use case (bridging, SPA deadline, auction loan, or refinance). Income documents are not required for this path.
Title type, location, existing charges, and whether a first charge can be perfected.
Map amount against typically 50–70% LTV and from-12% pricing — labelled indicative until valuation.
Independent valuation and title due diligence drive the real number and conditions.
Facility terms, tenor, fees, and security conditions in writing.
If a bank or other charge sits first, it is discharged as part of completion — required for our first-charge standard.
Legal charge is registered so the funder ranks first against the property.
Funds release per the offer — to redemption, vendor, or your account as structured.
Security
What “first charge” means
A first charge is the highest-ranking legal security over the property. If the asset is sold or enforced, that charge is paid before later (second) charges.
We only arrange facilities that take first ranking. That is why refinance and bridging often require redeeming an existing bank charge on the same day as completion — so the new security is not stuck behind someone else.
Unsecured borrowing and second-charge products are outside this site’s product set.
