1. Product name & nature
Secured property finance against Malaysian titled property, structured as a first legal charge. Marketed use cases on this site:
- Bridging — short-term capital with a dated exit
- SPA deadline — completion bridge when bank drawdown lags
- Auction property loan — fund balance on auction / forced-sale lots
- Refinance — take out existing debt / release equity under a clean first charge
2. Key product facts
| Security | First legal charge on Malaysian property. Second-charge and unsecured facilities are outside this product set. |
|---|---|
| Indicative rate | From 12% p.a. (indicative). Actual pricing is set in the funder’s letter of offer and depends on asset, borrower, tenor, and risk. |
| Typical LTV | Typically 50–70% of assessed market value (not SPA price alone). Auction and forced-sale cases are often sized toward the cautious end. |
| Income proof | Not required. These are property-backed / asset-based facilities. Income documents, payslips, and EA forms are not required for this product path — underwriting centres on title, valuation, first charge, and exit. Funders may still require identity / company documents. |
| Tenor | Short- to medium-term, aligned to the stated exit (bank takeout, sale, or cash settlement). Exact tenor is in the funder’s offer. |
| Currency | Malaysian Ringgit (MYR), unless otherwise stated in the offer. |
| Who lends | Licensed funders introduced for suitable cases. Rahman Capital does not hold itself out as the licensed lender on this site. |
| Geography | Malaysia — titled property that can support first-charge registration. |
3. Fees & costs (indicative)
Besides interest, a facility may involve valuation fees, legal / stamp duty for charge registration, redemption costs for existing charges, and funder arrangement or processing fees. Exact fees are disclosed in the funder’s letter of offer and related legal documents — not fixed on this website.
4. Eligibility (high level)
- Property title that can take a first charge (after any required redemption / transfer)
- Quantum inside a realistic 50–70% LTV of assessed value
- Clear use of funds and exit plan within the proposed tenor
- Identity / entity documents (NRIC, SSM, etc.) as required by the funder
- Income proof / income documents are not required for this property-backed path
See Methodology (property → value → LTV) and How it works for the process sequence. Capital partners: Place funds (with licensed funders, not Rahman Capital).
5. Key risks
- No approval guaranteed — screening does not bind a funder to lend.
- Valuation risk — assessed value may be lower than SPA, reserve, or asking price; LTV is on assessed value.
- Title / legal risk — caveats, occupation, incomplete transfer, or inability to perfect a first charge can block or delay drawdown.
- Timing risk — auction, SPA, and bank calendars may still miss your deadline even with a bridge path.
- Cost risk — bridging / private first-charge pricing is typically higher than long-term bank home loans.
- Default / enforcement — failure to repay can lead to enforcement of the charge over the property under the funder’s documents and Malaysian law.
- Interest & fee changes — final terms may differ from website illustrations.
