Refinance
Take out the bank. Release equity. Keep first charge clean.
From 12% p.a. · Typically 50–70% LTV · No income proof required — refinance and cash-out where a first legal charge can be perfected after redeeming existing security.
Who it’s for
When equity is real — but the existing charge is in the way.
Refinance here means a first-charge facility that redeems (or replaces) the senior bank charge so the new security ranks first. Use it for cash-out against equity, restructuring when bank refinance is stuck, or a bridge-to-bank path: short private facility now, cleaner bank packaging later.
At from 12% p.a., this is not priced like a 35-year home loan. It fits when speed, certainty, or cash release matters more than shaving basis points for a decade.
Indicative terms
- From 12% p.a. (indicative)
- Typically 50–70% LTV after valuing the asset and redeeming senior debt
- First charge — existing bank charge must be discharged in sequence
- Cash-out only when residual equity clears LTV policy
- No income documents required — property-backed underwriting
Fits when
- Market value supports 50–70% LTV after redeeming outstanding
- You can settle the existing charge on completion
- Cash-out or takeout has a clear purpose and tenor
Doesn’t fit when
- LTV after redemption exceeds policy (little or no equity)
- You insist on leaving the bank charge in place (second charge)
- You only want a long-term rate cut vs bank SBR pricing
Illustrative example
Property valued RM 1.5m; bank outstanding RM 600k. At 65% LTV → indicative max RM 975k. After redeeming RM 600k, residual cash-out headroom ~RM 375k before fees. Actual figures depend on valuation, redemption statement, and approval.
