Rahman Capital
Property first. Value next. Then LTV.
Our methodology starts with the titled asset — not payslips. Market value sets the ceiling; LTV sizes the facility. No payment-capacity test.
Order of underwriting
Four steps. Asset before income.
Banks often ask “can you service the loan?” first. We ask “what is the property worth, and can we take first charge?”
Malaysian titled property that can support a first legal charge. Title type, location, existing charges, and whether first ranking can be perfected.
Independent assessment of market value — not SPA price alone, not asking price, not auction hammer hope. The valuation is the number that matters.
Facility sized at typically 50–70% LTV of that assessed value. Conservative headroom protects both sides if the exit takes longer than planned.
Because the property carries the value and the security, income proof and payment-capacity documents are not required for this path. Identity / company papers still apply where the funder needs them.
Why this order
The asset is the credit.
Once market value is established and a first charge can be registered, the facility is collateralised against that value — not against salary, rental DSCR, or bank statements of income.
That is why bridging, SPA deadline, auction loan, and refinance on this site share one line: no income proof or income documents required.
Indicative pricing stays from 12% p.a. Final quantum and rate sit in the funder’s letter of offer after valuation and legal.

What we still need
Asset readiness — not payslips.
A soft screen usually asks for:
- Property type, location, and title status
- Estimated value and any existing charges
- Amount needed and use case (bridging, SPA, auction, refinance)
- Exit plan within the proposed tenor
- Identity / entity documents when the case progresses — not income proof
