KL condo balance — bank LO too late

Illustrative / placeholder case study — figures and narrative are representative, not a named client testimonial. Swap for a real demo when ready.

LTV

Tenor

6 months

From 12% p.a. (indicative) · First charge · No income documents required

Situation

The clock that mattered.

Buyer had paid the deposit on a freehold condo SPA. Housing-loan LO was approved, but drawdown conditions and valuation timing pushed past the completion date. Vendor would not extend; deposit forfeiture risk was real.

How it was structured

Screened a first-charge bridge sized to assessed value (not SPA alone). Identity and title pack only — no payslips, EA forms, or bank statements for income. Soft terms before instructing valuation; charge registered on transfer / completion sequence; exit into the bank takeout once disbursement cleared.

Outcome

Balance funded in time to complete. Client kept the unit; bank refinance retired the bridge within the tenor. Illustrative figures only.

What was ready

  • SPA + completion date + deposit proof
  • Bank LO status / delay notes
  • Title / land search
  • NRIC of buyer — no income pack
Property-backed path: underwriting centred on title, valuation, first charge, and exit — not payslips.
