First charge — what it means for your property loan.
A first charge is the highest-ranking security on the title. Facilities on this site are first charge only, typically 50–70% LTV, from 12% p.a. indicative — no income proof required on the asset-backed path.
Ranking
Who gets paid first on enforcement
If the property is sold or enforced, the first charge is satisfied before any second or third ranking charge. That is why funders on this desk insist on first ranking.

Refinance implication
Redeeming an existing bank charge
When a bank already holds charge, a new first-charge facility usually redeems that charge on the same completion day — so the funder is not behind the bank.
Second-charge bridging is not offered on this desk.

Same security standard across use cases
